Property News: NoMa by Macly Group Surrounds Geylang Home

NoMa, a freehold, luxury condo by Macly Group, is making its mark in prime District 14, Geylang, slated to be completed in 2023. Forty-six of its 50 exclusive units have already been snapped up as of 4 December 2020; with prices starting at around $700,000 for one-bedders and about $2 million for four-bedders.

The new condo has exceptional accessibility, with the Dakota MRT station only a six-minute walk away. Food, entertainment, and retail centres are also close by, such as: Suntec City, Kinex Mall, Kallang Wave Mall, and Paya Lebar Quarter are about a ten-minute drive away. For dining options, there’s the famous Old Airport Road Market & Food Centre with extensive local fare choices. Sims Vista Market, Geylang Serai Market & Food Centre, and Kallang Estate Market are also within the vicinity of NoMa.

Recreational activities also abound as the Kallang River is planned to be rejuvenated, under the URA Master Plan, enhancing connectivity for pedestrians and cyclists.

Two homeowners in Geylang refuse to sell homes

Macly Group had initially planned to purchase seven terraced properties along Guillemard Road and Lor 28 Geylang for a slightly bigger project. But two owners of two-terraced homes along Lor 28 Geylang and 337 Guillemard Road refused to sell, resulting in a drastic change of plans in terms of design. Macly Group and Tiara Realty went ahead with their plans anyway, building NoMa and La Brisa around the two homes, respectively. The latter was completed in 2012.

NoMa will be erected on a 12,839 sq ft plot of land, where five, two-terraced homes previously stood. The properties were reportedly purchased $20.55 million.

Homeowner at 28 Lor Geylang will not sell no matter how much he is offered

The owner of Lor 28 Geylang is 60-year-old hawker, Mr Goh, who lives in the two-terraced home with his sister. He bought the property after his mother-the original owner- passed away. And apparently, he has also turned down previous offers from property developers as he loves their home.

The freehold land lease of the property is also a key reason why he refuses to sell. “Right now, it’s impossible to find a house like this,” he explains. “Other properties have a 99-year tenure, but this is freehold, and it belongs to us.”

Most public residential properties in Singapore have a 99-year lease and must be given up when it expires.

Also, he is growing his garden at the front of his house, raising plants as well as angelfish and birds. “I also sit here in the morning to see how the city wakes up,” he said. Today, his home is engulfed by the NoMa construction site.

Owner of 337 Guillemard Road

The owner of a two-terraced property at 337 Guillemard Road also refused to sell and will also stand surrounded by condos.

Another owner, in a two-terraced property, the second level turned into a Buddhist prayer hall, has also refused to give up his property. The caretaker told ShinMin Daily that she is unsure why he will not sell; the prayer hall is not officially registered as a place of worship and is only open to friends and family.

Geylang is rising to be a residential haven

According to The Straits Times, the relocation of Paya Lebar Airbase by 2030 could lead to a lift in height restrictions on developments in the area. Landed homes like those in Geylang Lor 3 have already been given up to the State for demolition works, making way for future public housing. It will also allow the land to be “rejuvenated to meet the changing social and economic needs of Singaporeans,” said the Singapore Land Authority (SLA).
