Perched beside a meander along the Singapore River, on 1 Jiak Kim St, Rivière is a residential rich in promise, just as the iconic stream held for early settlers on this little island.

Three restored service warehouses serve the two 36-storey residential towers in the apartment complex. Built in 1919, the warehouse exteriors have been well preserved, harkening back to colonial times when shipments formed the core of Singapore’s economy. Today, they provide housekeeping, concierge services, and laundry services, reminding people of a nation’s legacy even as they enjoy modern comforts.

7 reasons to invest in Rivière

Rivière gets an 8.6, on par with the other highest rated condo I’ve reviewed thus far. Execution is solid from both a functional and conceptual point of view. If you fall within the developer’s target demographic, this condominium should check most of the boxes for you.

Quality of Fittings: 8/10Heavy-duty kitchen equipment, solid flooring, and storage spaces everywhere are huge pluses. Two points docked for an oddly plain ceiling and missed opportunity by having no bathroom mirror cabinets.
Condo Facilities: 9.5/10Rivière has the full range of facilities for every person out there, social to solitude, active to leisure, Just holding back on giving it a full 10 because you’ll have to pay for some facilities such as the concierge services to get the full experience. 
Unit Layout: 9/10Most rooms feel more spacious in this home for some reason. Developers have made smart use of corridor spaces to make rooms more breathable and also offer more privacy. On the flipside, the kitchen and study are a bit of a squeeze. 
Accessibility: 8/10Gaining access to virtually every MRT line imaginable as well as a healthy supply of buses is something heartlanders can only dream of. But this is the central area, so expect frequent traffic jams if you’re travelling by the road.
Supermarket/Dining Options: 9/10Apart from the plethora of restaurants in the area, affordable dining options are also available, notably at Clarke Quay central basement and Zion Road hawker centre. You’ll really be spoilt for choice here. Not to mention your very own on-property grocer built by Frasers property.
Healthy Living: 9/10Living at Rivière means that you’ll almost definitely become one of those fitspos jogging around the CBD. If that’s not up your alley, there’s also Fort Canning and the River Pavillion, not to mention every single fitness studio imaginable.
Price/Value for Money: 8/10Considering the entire package deal, Rivière’s asking price is almost too affordable to be true. Maintenance and service fees will probably add to your monthly bills, and the short lease is a major downer. But still highly affordable, all things considered.

This article focuses on 3-bedroom units, which were in high availability at the time of writing. 

Living in the lap of luxury

There are probably few places on earth as comfortable as Rivière. The three iconic warehouses provide everything a modern family could need:

  • Concierge services: to book cars, reserve restaurant seats, receive food delivery, or even send pets to the groomer.
  • Laundry services: Offers wet & dry cleaning, pressing, and even restoration services. Any type of fabric you own, they know how to handle it.
  • Housekeeping services: Home repair and maintenance services offered, on top of regular cleaning services.

Basically, living here will take a lot of the headache out of household chores and the general admin that comes with maintaining a family. Residents also get to enjoy discounted rates at selected service apartments near Rivière.

Beyond keeping the house in order, Rivière’s facilities are also great for keeping guests entertained. Offer visiting families and friends the Michelin experience when you hire a personal chef to whip up a meal at Rivière Dining, get your Karaoke fix at the Entertainment Lounge. After a night of merriment, guests can unwind their tired bodies at the Sky Spa with an exclusive view of the Marina Bay skyline.

Like most condominiums, Rivière comes with its own mandatory gym. What sets this gym apart is how the cardio equipment faces the Singapore River, so residents can still take in the scenery even if they don’t feel like running outside for the day. 

For those looking to get some fresh air, there’s an entire promenade right at Rivière’s entrance, connecting the river and residential area. Joggers who wish to challenge themselves with more elevated routes can try out Fort Canning Park, where there are plenty of historical monuments, pathways, and native greenery to explore. 

High tech security and central controls system

These days, everyone always has their phone in hand, and Fraser Property brilliantly took that into account when choosing which tech security system to implement. Through a single mobile app, residents can unlock doors, access condo facilities, book warehouse services, and even access resident-exclusive discounts with participating businesses.

The app also comes with a smoke detector alert so that residents can react quickly if fires break out at home (which you should definitely get insured for, even with a high-tech smoke detector). The touch screen intercom facilitates communication with guests at the door, which is great if you are self-isolating, be it because of Covid-19 or any other contagious bug. 

Modernity within for the cosmopolitan at heart

Sockets at the end of the bedframe mean you can easily hook up any TV, entertainment system, or game console in your room. 

As rich as the surrounding heritage of Rivière is, the interior is designed to let modern dwellers stay constantly plugged in. Sockets are strategically spaced out within the bedrooms so you won’t have to leave the bed to charge your phone or laptop, and the extra privacy provided by the extra length of the corridor gives you enough personal space in a shared apartment.

Long walkways offer a convenient space to place daily essentials that can be picked up on the way out, not to mention extra privacy.
Even in the kitchen, sockets are placed away from heat and water to minimise the danger of electrocution. 

There’s even a private study next to the kitchen for those working from home. Albeit a little claustrophobic, it still serves as a separated space for those wanting to draw the line between work and leisure while working from home. With its own dedicated toilet, the space can also be repurposed as a helper’s room, or general storage.

A slightly confined study away from the living areas makes for a passable study. Or, just go to the more spacious library lounge to stretch your legs while reading.

Plentiful storage space, with one glaring omission

If you’re even somewhat of a hoarder, you won’t have to worry too much at Rivière. There are cabinets and shelves installed throughout the apartment, from the kitchen to the living room, so that everything you need is always handily available. 

The bathrooms also have shelf storage conveniently embedded in the walls, with three levels to help organise bathroom essentials. Unfortunately, Fraser Property developers did not provide cabinets behind the large sink mirrors. The small drawers beneath each sink are barely consolation for the loss of that much storage space.

Only quality fittings fit for a life of grandeur

Fraser Property really did not skimp on the fittings this time round. The Gaggenau stove and oven are fairly standard, but the heavy-duty floor-to-ceiling fridge with temperature adjustment knobs and high-quality paddings is truly a chef’s dream. 

If you foresee many meals being prepared from your home kitchen, then it will probably be hard to pass up on this one. The downside, however, is that the kitchen is fairly narrow. Possibly because most of the real estate has been divided between the living room and corridors. So whoever cooks will have to be comfortable running a one-person kitchen.

The other common areas also live up to expectations. Granite marble flooring is skirted by wooden boards that nicely transition the living room into the balcony. The dining and kitchen areas are distinct, yet connected so that food and entertainment can be enjoyed simultaneously. Choose the right shade of paint to go onto the ceiling and you’re golden.

Getting to and out of Rivière

Residents who find themselves without access to the family car can still easily get around, with Great World MRT and Havelock MRT of the Thomson East Coast Line flanking the condominium. Both stations are expected to be completed in 2022, before the expected completion date of March 2023. 

The likes of Clarke Quay MRT, Chinatown MRT, Dhoby Ghaut MRT, Fort Canning MRT and City Hall MRT are all within less than 10 minutes by car, providing parents with plenty of options to drop off their children along the way to the CBD or Orchard Road, 5 and 10 minutes away respectively. The dense network of bus services in the neighbourhood also means that even car-less commutes will be quick and convenient. 

For getting to other parts of Singapore, drivers can turn into Central Expressway (CTE) & Ayer Rajah Expressway (AYE) in less than 5 minutes, and Marina Coastal Expressway (MCE) & East Coast Parkway (ECP) around 8 minutes.

Rivière is also central to the three “quays”. Clarke Quay, Boat Quay, and Robertson Quay. Rainy, leisurely weekends can be spent soaking up culture and history at Clarke Quay’s Asian Heritage Museum, as well as the less well-known Civil Defence Heritage Gallery and Arts House Screening Room. After which, Boat Quay offers a wide selection of bars, restaurants, and even Neko no Niwa Cat Cafe for post-strolling fuel. The evening can then be rounded off with the tranquil Robertson Quay, where visitors can admire architecture with a mixture of Chinese and European influences.
