A joint development by award-winning Singaporean and Malaysian developers Hoi Hup & Sunway Clementi respectively, Ki Residences is a conceptual development built around four Japanese words – all of which are pronounced “Ki”.

The four words (気、木、季、器) refer to energy, wood, seasons, and tools – elements that the architects believe to be integral to holistic, intergenerational living. In both the interior facade and external environment, Ki Residences creates space for self-reflection and invites residents to slow down and enjoy time with their loved ones.

If you are someone who:

  • takes care of an intergenerational family
  • enjoys life at a slower pace
  • has a car and/or doesn’t mind walking long distances

then Ki Residences might be the little haven in the city that you’ve been looking for.

7 reasons to invest in Ki Residences

Ki Residences gets a respectable 7/10 from Ohmyhome. It can be a hit with the right crowd, but major shortcomings in accessibility and dining options might put some people off.

Quality of Fittings: 8/10Its fully furnished kitchen and bathroom is a major plus point. Marble tiles in living spaces give off a luxurious vibe, though vinyl floorings in the bedrooms are a bit of a letdown. 8/10.
Condo Facilities: 9/10The wine cellar lets residents indulge in the dream bougie lifestyle. Community farming plot, foot bath, glamping tent, and media room provide plenty more to do within compounds as well. The organic-shaped lap pool might not be the best for serious swimmers but most casual users should be fine with it.
Unit Layout: 8/10Unit layouts are pretty standard. Space-wise, there’s larger than average breathing room in the living and bedroom spaces. Only the kitchen areas are a bit of a squeeze.
Accessibility: 4/10Unfortunately, accessibility gets a paltry 4. Half an hour walk away from the nearest MRT? No thank you. Would caution against buying unless you have one car per household member.
Supermarket/Dining Options: 4/10Food options are pretty lacklustre. Cold Storage at Clementi Arcade will offer a diverse but pricey range of grocery options. Dining options are also lacking besides a couple of dessert shops like Daily Scoop, and Charles’ Classic Cakes.
Healthy Living: 9/10Whether you want to take a leisurely stroll, swim, or something more intense, there’s something for everyone here. You can also jog and cycle at Ulu Pandan Canal if you get bored of the internal compounds. No excuses to stay unfit!
Value for Money: 7/10Ki Residences is relatively inexpensive considering the wide range of facilities and large space. That said, your monthly grocery and transport bills will likely offset the low mortgage. So it’s value for money if you have the budgeting know-how in these areas.

This article focuses on 3-bedroom units, which are high in availability at the time of writing. There are still 2-bedroom and 4-bedroom units available, which will be touched upon very briefly.

Well-ventilated environment for healthy, at-home living

True to its namesake, positive energy radiates from Ki Residences as you walk through the unit. From the cool marble flooring to the sandy wood balcony, exploring the home is a meditative, textile experience. Juliet windows and open balcony spaces allow for healthy amounts of sunlight and wind circulation.

Selecting the right furniture brings out the full acoustic and sensory potential of Ki Residences.

Buyers who are sick of small spaces will be pleasantly surprised to know that Ki Residence developers have kicked small-room syndrome to the curb. Plenty of room has been carved out in the single bedrooms for furniture, study desks, and even exercise. You won’t find beds covering 80% of the floor here. Master bedrooms are even more spacious with slightly extra room and a private balcony.

Polished space that balances function and privacy

Hoarders don’t have to be too concerned as there’s plenty of room to stash paraphernalia throughout the entire house; you can find things where you need them, when you need them.

Bathrooms come with two mirrored cupboard shelves to store soaps, beauty products, and medicine so that your sink counter will always be mess-free.

Most kitchens also have an overhead storage rack for spices or kitchen equipment. This comes attached to the glass facade that lets you peer into the living room as you do the dishes.

Mirrored cupboards provide ample storage space.
The glass facade separates the kitchen and living room while keeping the space light and breezy on the eyes.

The stone ledge shelves in the showers however lack the same functionality. It keeps up with the minimalist aesthetic, but one will have to exercise restraint when buying soaps to fit all your bottles on one tiny shelf.

The stone shelf ledges in the bathrooms are a little style over substance. Edges should be sanded down for safety

Luxurious fittings and furnishing

Customary fittings in Ki Residences prime residents for a life of convenience and minimalism. 3-bedroom apartments come with an induction hob, stove, oven, and fridge, all courtesy of German engineering company Bosch. The induction stove provides a child-friendly, low-carbon option for light cooking while the triple stove can be cranked up for heavier meals.

The marble tiles and laminate kitchen cabinets also ensure that cleaning will be a breeze. Stains should have a hard time sticking to surfaces as long as spillages are wiped down as soon as possible.

The bathrooms are just as classy and easy to clean with marble-tiled surfaces. The only downside is that they may become a slip hazard when wet. Additional handrails and non-slip mats are advised for households with elderly or young children.

Bosch electric stove keeps cooking clean and countertops stain-free.
A triple stove to keep sauces and side dishes going at once.
Wooden cabinets are well protected by laminate for style and functionality.
Tiled bathroom surfaces may be slippery when wet. Use of carpets and laminate treatment is advised.

Getting to Ki Residences

Ki Residences is weighed down by its positioning. Laying smack in the middle of three major MRT lines (Downtown Line, East-West Line, and Circle Line), the compound winds up in the middle of nowhere, close to none of them. Here’s the timing breakdown for when you’re looking to get out of the home compounds:

  • Beauty World MRT, 35 minutes via Bus
  • Holland Village MRT, 35 minutes via Bus 185
  • Dover MRT, 25 minutes via Bus

The developers slightly offset this by providing a shuttle bus service to Clementi MRT. Unfortunately, this service is only free for the first year of residency, and partially subsidised for the next three years. Hopefully, the upcoming Cross Island Line will fix some of Ki Residences accessibility issues.

Things look slightly more positive if you have a car. PIE and AYE are all accessible via Brookvale Drive. Business areas like Buona Vista, One-North, and Science Park are all less than 15 minutes away by car.

The neighbourhood is also littered with prestigious institutions of all levels, meaning that children can enjoy short commutes to school from primary all the way to university levels. If they have access to a car, of course.

Schools within 10~20 minutes drive of Ki Residences:

  • Raffles Girls’ Primary
  • Bukit Timah Primary School
  • Pei Hwa Presbyterian Primary
  • Nan Hua High School
  • Hwa Chong Institution
  • National University of Singapore
