After a few setbacks, the Santa Monica-Lawton Bridge, more popularly known as the BGC-Ortigas Bridge, has been up and running for more than two weeks now. And by the looks of it, people are going to be pleased with the results.

The massive structure is not only a breath of fresh air for motorists and commuters. In fact, it even benefits home seekers and investors, too, especially those looking for property in and around the Bonifacio Global City, Pasig City, and Mandaluyong City area.

Currently, “Kalayaan Bridge,” as it is officially called, connects Lawton Avenue in Makati City and Sta. Monica Street in Pasig City. Fittingly opened last Independence Day 2021, the bridge is part of the greater 1.367-kilometer BGC-Ortigas Center Link Road Project. It spans approximately 1,800 feet and boasts a four-lane, two-way main bridge. The plan was launched in 2017 as part of the larger EDSA Decongestion Program.

Its aim upon completion is to cut down traffic volume on EDSA and C-5 Road by as much as 20%. Department of Public Works and Highways Secretary Mark Villar also claims that the project will reduce travel time between BGC and Pasig and Mandaluyong to just under 15 minutes.

The entire bridge is set to be completed by the fourth quarter of 2021.

How Homebuyers Can Capitalize on This

Infrastructure is always an integral tool and key indicator of any progressive urban system. It promotes more economic stability and encourages social movement in between communities. This also means that appreciation rates for properties with better, more efficient infrastructure development increases. So does, of course, the demand for properties as an investment in these areas.

BGC, Mandaluyong, Taguig, Makati, and Pasig, as well as their fringe cities now offer safer, more accessible housing prospects for a larger market, thanks to the BGC-Ortigas link. From families and yuppies to business owners and more, people can decidedly live and work in the region without actually moving into these districts. Investors may see this as an opportunity to double down on leasing or selling residential and commercial properties near key districts.

For these cities’ workers, this means that living in fringe cities has become a viable option. A house and lot in Rizal, for instance, doesn’t sound as grueling a commute anymore if they’re looking for secure, affordable housing. Of course, a rise in property value and standard market prices are to be expected.

These make it all the more important to purchase a home sooner before the bridge is completed later this year.

Properties

Condominiums in Pasig City like Suntrust Kiana, Sync, and Gem Residences each offer homebuyers properties in between the P3 million and P7 million range. Avida Towers Intima and The Sapphire Bloc, on the other hand, offer ready-for-occupancy and preselling condominium units in the higher end of the pricing spectrum.

The Courtyard in Taguig City and Light 2 Residences in Mandaluyong City are in close proximity to Kalayaan Bridge, too. Meanwhile, Bria Homes Montalban and Bria Homes Baras provide affordable housing options in the Rizal area, perfect for families looking for secure communities, top amenities, and quality homes at a low cost.

Fortunately, Ohmyhome agents can help get buyers and sellers started with market analysis and expert advice. Relationship Managers can also assist them by assessing their individual needs and property goals. Consultation is free, as well.
