Which Floor Level Should I Buy In A High-rise Apartment?

From the tallest of projects to walk-up apartments, there are so many options to choose from when it comes to selecting which floor and which unit to purchase. When visiting a sales gallery, you might have noticed that the lower floors are the ones usually booked first, judging by the concentration of stickers.

Does that mean the lower floors are objectively better? Or better yet, does it really matter? We bring you some of the factors that you might need to take into consideration when selecting which floor to reside in.

1. Comfort

This is by far the single most prominent factor that you should pay attention to, but also the most subjective.

Living on the topmost floor, you do not have to worry about neighbours causing a ruckus above you. With the air so windy, you might even save on air conditioning by just opening up the windows at night.

However, depending on the way the project is designed, the topmost floor is also the hottest under the afternoon sun. And you might be living right under the water tank, which may introduce leakage if your ceiling is a concrete slab.

Water pressure is also one thing to consider. The taller the project, the greater the water pressure you have at the lower floors. But generally speaking, new projects do have dedicated water pumps installed on the upper floors to regulate water pressure, so it’s best to consult your sales agent.

2. Money

For most high-rise projects, the bottom floors are generally priced cheaper, hence making it a better deal. However, this might not be the case due to the way progressive loans are calculated

How it works, is that banks disburse loans progressively depending on the stage of construction. As an owner of a unit at the bottom floor, I would be servicing more interest for a longer duration, while the owners of the upper floor would only need to serve a larger portion of the interest once their floor is completed.

This is great news for owners of the upper floors, as they would only be required to serve a larger portion of their interest a few months before Vacant Possession (VP), somewhat countering the higher price they have to pay for their units.

3. Access

If you are the type that would enjoy using the facilities by your building, it might be worth your while purchasing a unit closer to the facilities floor for easier access. Conversely, do expect higher footfall traffic of people coming in and out of the facility floors, not the mention the audible noise of kids playing in the pool or at the playground.

However, some folks might, in fact, appreciate the architecture of the facilities floor, and purchase a home few floors above, to get a nice overview of the entire area.

Do also consider the rush hour period in the morning. As a resident on the upper floor, you might need to wait longer for the lifts to reach your floor. But there is also a higher chance that there will be ample space in the lift, as it would only need to accommodate the floors above you.

However, if bad luck strikes and the lift breaks down, the residents at the lower floors would have the option to just simply take the stairs. But it would be very unfortunate for those living on the upper floors, and their toned legs.

Ultimately, there is no right or wrong answer when it comes to selecting which floor and unit to purchase and reside. Some residents would prefer to avoid certain unlucky numbers, or conversely, gravitate towards some lucky numbers if they wish.

It all boils down to personal choice, so please do go ahead and pick the floor and unit that is best for you and your family.
