Before the mid-1990s, Segambut was known for its light industrial areas, rubber tree plantations and rural areas in Segambut Dalam and Kampung Sungai Penchala. However, things have changed, and the district was earmarked as a potential affluent property hotspot.

This has given rise to neighbourhoods such as Mont Kiaraproperty hotspot and the Sri Hartamas, densely populated by expatriates and affluent locals. As it turns out, the road for rapid development does not end there, and this is just one of the many reasons why Segambut is a neighbourhood you should look out for.

Rapid Development

Segambut is a unique location in its own right. To the west, you are looking at the matured district of Kepong. To the south, it is the high-end condominium district of Mont Kiara and Sri Hartamas, and the entry-level housing area to the North of Sentul.

Hence, Segambut itself contains a wide diversity of population types, but there are pockets of squatter areas across the district. However that is about to change due to the lack of land space in Mont Kiara. New high-end property developments have slowly shifted its way up north into more parts of Segambut, and the district is now gradually being rebranded into “North Kiara”.

It is nice to learn that there are more upscale developments being held in the region, and the quality of life in the district will continually improve across time as the area matures. Opportunistic investors can also take the chance to secure parts of real estate in the region before the district fully matures.

Comprehensive amenities & facilities

If children education is important to you, you will be glad to know that there are plenty of renowned educational facilities located in Segambut.

You have the French School of Kuala Lumpur, Garden International School and Mont’Kiara International School, just a short drive away from the residential enclave of Mont’Kiara and the nearby region, catering to expats and locals.

Residents are also able to enjoy recreational facilities such as Tournament Player Club or TPC Kuala Lumpur (formerly KL Golf & Country Club), Royal Selangor Club and Bukit Kiara Equestrian & Country Resort within the vicinity of Segambut.

Leisure activities do not stop there. There are plenty of luxurious retail centres just a short drive away as well, with places like the Hartamas Shopping Centre, Publika Shopping Centre, Plaza Mont’Kiara and 1 Mont’Kiara within reach.

For business owners and commercial activities, the Malaysia International Trade and Exhibition Centre (MITEC) and MATRADE Exhibition and Convention Centre are located in the suburb of Segambut, offering a trade centre, exhibition hall and convention centre, all in one for all your business needs.

Reasonably Priced

The non-landed properties in Segambut are in-line or slightly cheaper than the rest of Kuala Lumpur in terms of price per square feet (psf). Although this figure takes into account that properties in Mont Kiara are slightly on the premium end, but this is all by design.

The adage goes “you get what you pay for”, but from the overview, it seems that you might get more value per buck if you splurge on a property within this region, considering its strategic location, facilities involved and the rapid developments in the surrounding region.

Easy accessibility

While it is safe to say that Segambut is well located in between two major cities in Klang Valley, it is more important to have an established route in and out of Segambut towards these cities.

Well, residents will be glad to know that Segambut is accessible via a broad network of highways, including the Duta-Ulu Klang Expressway (DUKE), Penchala Link, Kerinchi Link, SPRINT Highway, New Klang Valley Expressway (NKVE) and Damansara-Puchong Expressway (LDP).

These major highways open up Segambut to more areas within reach, such as the Mid-Valley Megamall, IKEA Damansara, The Curve, One Utama shopping centre and so much more.

If highways do not strike you fancy, the major roads include Jalan Segambut, Jalan Kuching, Jalan Duta and Jalan Ipoh. Public transport is unfortunately limited at the moment, but Segambut is served by the KTM Komuter Line running from Tanjong Malim to Port Klang via KL Sentral and other stations.

Segambut is definitely gaining a lot of attention for the past few months as a development hotspot, considering the limited land space left here in Klang Valley, and districts that are high in demand.

There are plenty of reasons to love Segambut as an investment tool, but with its strategic location between two major cities and surrounding districts, it also proves to be an attractive location for own-stay property buyers as well.
